General

By tracking and registering the supply of the business real estate on the internet over a longer continuous period of time one may acquire a rather complete and good quantative representation of that market.

For our real estate market analysis D&F uses data of various and major internet real estate websites and other internet data providers and mediators in this market.
D&F is therefore able to deliver a detailed and up-to-date representation of that current market.
 
Asking Price
The highest average asking price is in the Amsterdam region.

Per square meter office-space the average price in Amsterdam is  279,00  (see Rental Prices Overview).
The Hague, a lot less, has an asking price of  171,00, followed by Utrecht with 166,00.
The asking price for Amsterdam is therefore about 60% higher than the one for The Hague.
 
Supply Western part of Holland
The Amsterdam region has the biggest supply of offices.

More than 2.3 million square meters is here for rent for potential (new) companies.
The regions Utrecht and The Hague including surroundings represent a supply of more than 1 million square meters for rent each.
 
Supply in other regions
Remarkable is that outside the 'Randstad' region also a huge amount of office space is for rent. The triangle Amersfoort-Apeldoorn-Zwolle has a supply of about 1 million square meters of business real estate.
 
Remark
The office-space supply is by far the major part of the supply in the business real estate market.
 
Distribution of the supply
The total supply of business real estate consists of:
12  million square meters of Office for rent (see

8    million square meters of Business premises for rent
1.7 million square meters of Business premises for sale
5    million square meters of Depots are for rent
1.7 million square meters of Depots are for sale

1.7 million square meters of Shops for rent
0.4 million square meters of Shops for sale
 
For Holland a total of about 32 million square meters of business real estate is offered on the internet at this moment!
 
Calculated value of the business real estate

From the rental data one may also estimate the total value of the supplied objects.
This total yearly rental value of the offices supplied is calculated per postal code area. Local price differences are thus taken into account.

Grand totals:
The total 'rental value' for offices per year according to D&F calculations results to about  1.7 billion.
The total underlaying estate value is calculated by multiplying this amount by a factor of app. 14 (see formula and factors below).

Based on these assumptions D&F estimates the total estate value for offices is about 23.8 billion Euro.

 

Next to the rental supply some objects are also for sale. In this case the prospective user may either rent or buy. In those cases D&F considers the object as 'for sale' and disregard the object in the rental analysis.
